4 residential/commercial building lots 40' X 112' each plus 1280s.f. easement that could be vacated and included in usable property totaling .44 acre. A year round creek runs through the property. Great opportunity for a residence or multi residential location close to everything that makes quaint little Westport a great place to live. The property is on the quiet side of the block opposite Ocean Ave., a main street in Westport. Easy 1/2 mile walk to lighthouse (open to public) and well maintained beach park with parking, great restrooms and 2.5 miles paved ocean front walking paths.
As commercial property, you can build up to 3 stories, no setbacks (you can build up to or even over the lot lines) and no minimum lot size (you can rearrange the lot lines any way you want). City hall is very easy to deal with. The environmental engineer for the area told me there were no wetlands on these lots. Cheaper lots in this town are in the wetlands.
I think it is even better as an investment. I hoped to hold it for another 8 years for investment because this town is poised for great growth in the next few years but the recession has forced me to liquidate. The town was growing before the recession. A 355 acre golf course and resort has been started and several condo projects (up to $650,000) had been built in recent years. Development has temporarily suspended making this the perfect time to buy as we are clearly at the bottom of the recession. See pictures and more on my website at:

There is a little know trick in affording investment property. Most people don't know you can roll your retirement account into a Self Directed IRA that allows you to choose and purchase your land without paying taxes until you cash out the IRA. That's what I did. It was inexpensive and easy. Think about it, tangible property is more stable than banks or mutual funds. Again, check out the website above.
